Tenant notice period longer than three months or only at quarter-end – valid?
Likely invalid — such a clause does not bind you.
Under § 573c (1) BGB the tenant's notice period is always three months to the end of any month (notice received by the third working day), regardless of how long the tenancy has lasted. Longer periods or fixed dates such as the end of a quarter or year disadvantage the tenant and are void under § 573c (4) BGB; the statutory period applies instead.
What you can do next
Sie können mit der gesetzlichen Frist von drei Monaten zum Ende eines beliebigen Monats kündigen; die längere vertragliche Frist bindet Sie nicht.
