How a rent reduction works

Under § 536 BGB, if the flat has a defect that more than insignificantly impairs its use, the rent is reduced automatically by an appropriate amount for as long as the defect lasts — you do not need the landlord's agreement. The reduction is calculated on the gross rent (Bruttomiete, including operating costs).

You must report the defect to the landlord (Mängelanzeige) and give them the chance to fix it. The percentages above are orientation values from court decisions (Mietminderungstabelle); the exact quote always depends on the individual case — this is general information, not legal advice.
